Commercial solar carports in Australia: costs and site suitability

A solar carport is covered parking that generates electricity. Whether it is worth doing comes down to three things: what the structure costs, how much of the power your site can use, and what the ground, the approvals and the grid connection will allow. This guide covers what to check, and when your roof deserves the first look instead.

  • A new solar carport costs more per kilowatt than solar on a suitable existing roof, because you are buying a structure and foundations as well as a system.
  • If a carport or shade structure is already there, the sums change completely. Whether it can carry an array is a structural question, and that answer decides whether this is the cheapest solar you will buy or a rebuild.
  • Check your roof first. A carport earns its place when the roof is full, unsuitable, or when covered parking is worth having on its own.
  • Daytime demand decides this, not how full the car park is. What matters is how much of the generation your site can use.
  • Ground conditions, approvals and the grid connection can each move the cost a long way.
  • Decide about EV charging before the design is final. What goes in during construction is cheap. What goes in afterwards is not.
  • Certificate rules may change for larger systems from October 2026. Check eligibility rather than assuming it.

What is a solar carport?

A solar carport is a parking canopy that carries solar panels. The panels either form the roof or sit above a separate roof covering.

Electrically it behaves like any other commercial solar system. It can supply the loads on site, charge a battery or a vehicle where those exist, and export within whatever limit applies.

The difference is structural. A roof is already there and already paid for. A carport needs its own engineered structure and footings, plus drainage, vehicle clearance and safe movement around the bays.

If you want the cars to stay dry, ask whether the design includes a weatherproof roof. Panels overhead do not make it one.

This guide is about commercial sites. A residential carport or a kit is a different job at a different scale.

What if you already have a carport?

Then this is a different job, and potentially a much cheaper one. The expensive part of a solar carport is the structure and the footings. If those already exist and they can take an array, you are buying a solar system and a mounting solution rather than a building.

The question is whether they can take it. Panels add weight, and more importantly they add wind uplift, because a covered structure with a sealed surface behaves differently in wind to an open frame. Plenty of carports, shade structures and awnings were never designed for either.

So the first step is a structural assessment, not a solar quote. There are three ways it can land:

  • The structure is adequate as it stands. This is the best outcome available in this whole guide. You get the generation without the construction.
  • It needs strengthening. Now you are comparing the cost of that work against building new, and the answer depends on how much strengthening and how much life the existing structure has left.
  • It cannot be used. Better to know before anyone quotes panels for it.

Worth checking at the same time: how old the structure is and how long it is expected to last, what the roof covering is and whether fixings will penetrate it, and whether any of that affects an existing warranty or a waterproofing guarantee. A twenty five year array on a structure with ten years left in it is a problem you have deferred rather than solved.

What does a commercial solar carport cost?

There is no useful price until the site is defined. Two systems with the same solar capacity can cost very different amounts to build.

A complete budget shows all of this:

  • Structure and foundations. Engineering, steelwork, footings, and any ground investigation.
  • Solar equipment. Panels, inverters, mounting, protection.
  • Electrical works. Cabling, trenching, switchboard work, connection requirements.
  • Approvals and design. Surveys, applications, any specialist assessments.
  • Car park works. Drainage, surface reinstatement, line marking, protection around columns.
  • Optional infrastructure. EV provision, chargers, batteries, lighting.

Ask what the price includes: GST, certificate benefits, exclusions, and the allowances covering work nobody has priced properly yet.

Cost per kilowatt is fine for comparing solar capacity. It tells you nothing about the rest of what you are buying. Compare the bays covered, the clearance, the weather protection and what it does to your parking layout.

The five things that decide whether it stacks up

1. How much of the power will your site actually use?

A full car park is not evidence of high demand. An empty one does not rule it out.

What matters is how much electricity the site draws, at the point the system feeds, at the times it generates.

Power you use yourself is worth whatever you would have paid for it. Power you export is worth something else, and some businesses are paid nothing for it. Fixed charges do not go away. Any reduction in demand charges should be modelled rather than assumed, and our guide on demand charges covers why.

The Australian Government's Solar for businesses guide says to use interval meter data for exactly this.

How to check it. Get twelve months of interval data and look across weekdays, weekends, holidays and seasons. A quick look at daytime demand tells you whether to keep going. A proposal should compare your consumption against predicted generation, interval by interval.

If you already have solar, count it. The question is what the site can use from the carport after the existing system has done its bit.

Low daytime demand does not kill the project on its own, especially where the shelter matters. It does mean the proposal has to say where the electricity is going. Storage or shifting when you run things are separate decisions with their own costs.

2. What is under the car park, and around it?

Footings and buried services are where carport budgets move most.

Rock, fill, groundwater, cables, pipes or pavement that was never built to be drilled into all change the footing design and the way it gets built. An early number can use allowances. Those allowances should be visible.

Above ground it still has to work as a car park. Column positions, vehicle heights, accessible bays, pedestrian routes, drainage and construction access all matter.

Ask what has been investigated, what is still unknown, and who wears the cost if the ground is not what the price assumed.

3. What approvals will it need?

Check this early. The pathway depends on where you are, what the site controls say, and what you want to build.

In most cases your local council is the decision maker, but the rules it applies come from the state or territory planning framework. Start with the framework, then talk to the council.

No national guide can tell you what your own project needs. Zoning, overlays and the size of the structure all change the pathway, and two sites in the same suburb can land differently.

Height, setbacks, appearance, stormwater, landscaping and site access can all change the design. So approvals belong in the programme and the budget from the start, not in month three.

Ask who prepares the application, who lodges it, who answers a request for further information, and what happens to your price if a condition forces a change.

A roof is usually a simpler pathway. Do not assume it is always exempt.

4. What should you put in for EV charging?

If EV charging is likely at any point in the life of the structure, decide about it before the design is locked.

That does not mean buying chargers now. It means working out what is cheap to do while the ground is open and the steel is going up, and what can wait.

Ask the designer about cable routes, conduits, space in the switchboard, communications, where chargers would go, and how much charging demand to plan for. The answer should separate what is installed and working from what is provision for later.

How people use the car park changes the answer. Staff cars parked all day, visitors staying an hour, and fleet vehicles that have to leave at six are three different problems.

5. What will the grid connection allow?

The size of the car park does not set the size of the system.

A proposal has to account for the site's electrical capacity, any existing generation, and what the network requires. Export approval is not a given, and our guide on export limits and the sun tax explains what that means in practice.

An export limited system can still be a good one, if the site uses enough of what it makes. But if generation has to be curtailed when demand is low, that lost output belongs in the financial model.

Ask the supplier to separate what the network has already confirmed from what is still an assumption. Any possible upgrade cost should be on the page.

What the October 2026 change could mean here

Right now a system over 100 kW cannot create small-scale technology certificates. It earns large-scale ones instead, progressively, as it generates.

If the proposed expansion commences, systems from 100 kW to 1 MW could create small-scale certificates. Those are usually assigned to the installer and come off the invoice up front. For a project whose main objection is the cost of the structure, moving part of the incentive from later to now changes the shape of the decision, not just the total.

Most commercial carports sit inside that band. That is why this matters more here than it does on a small roof.

What not to assume. Eligibility does not follow from the carport's capacity alone, and existing solar on the site can affect it. The regulations are not final.

Ask any proposal which rules it relies on, what certificate price it assumed, and what it assumes about timing. Then ask for the same numbers without the benefit. If a proposal cannot show you that second version, it is selling you a forecast as a fact.

When something else deserves the first look

You have a suitable roof. Look there first if this is about the power bill. Compare the roof's condition, its remaining life, whether it can take the load, and how much space is on it.

Covered parking was already going ahead. Then compare the extra cost of putting solar on it against a plain canopy and solar elsewhere. Put a value on the shelter and keep it visible in the decision.

Your site is quiet during generation hours. Work out what exports are worth and how much would be curtailed before you go further. Do not let an optimistic self-consumption assumption carry the payback.

Your tenure is uncertain. A carport is permanent and it will outlast a short lease. Sort out ownership, landlord consent and what happens at the end of the lease before committing.

The area is shaded or hard to build over. Check trees, services and access before you treat the whole car park as available.

What a proper carport proposal should show

Take this into the meeting.

  • Solar capacity, bays covered, clearances, and the parking layout
  • Expected generation, and how much is used, exported or curtailed, allowing for any existing solar
  • The tariffs and assumptions behind the savings
  • Connection requirements, export limits, and where the network assessment is up to
  • Ground assumptions, what has been investigated, exclusions, and who carries unexpected work
  • The approval pathway, who does what, and what happens if conditions force a change
  • Structural engineering, drainage and weather protection, specific to your site
  • EV provision, separating what is installed from what is possible later
  • Total project cost, certificate assumptions, and payment stages
  • Maintenance, warranties, who provides monitoring and how you get access, and equipment replacement
  • Payback and longer-term returns, with sensitivity to changes in cost, generation and the value of the power

A single payback number is worth something only when you can see what is behind it.
